The good news is that people are starting to show more confidence in the recovering housing market in the United States, resulting in the strongest growth for residential architecture firms now at their strongest growth levels since 2005. The first-quarter AIA 2013 Home Design Trends Survey is in – featuring all the latest emerging trends about layout and design, home sizes, along with some property improvement ideas. We are now seeing larger homes on smaller lots and more outdoor features.

Architectural firms are reporting that the affordable home market is doing better, as are move-up homes and the custom, luxury home market. Even the condo and townhouse market segment has strengthened over the last year, while the home improvement market remains healthy.  In fact, this segment never experienced weakness during the economic downturn, most likely because so the credit restrictions have had little effect on home improvements which are usually financed with cash.Chart

The nation’s residential architects are reporting that home sizes will continue to show flex spaces and open designs along with the fact that people want to add to their outdoor living areas and blend indoor and outdoor space. Here is a surprise — people are finishing their basements and attics into living areas. Rebounding home sizes is more apparent in some markets than in others; 24 percent of respondents reported an increase in homes sizes compared to 22 percent in declines, and that also goes for remodels. But when it comes to entry-level homes increases are only at four percent.

We are seeing home design preferences for single floor designs and more informality, with open space designs that have partial wall divisions for flexibility. Homeowners are spending more on amenities than size.  Home lot sizes are continuing to shrink thanks to a long term trend toward keeping homes affordable, but 63 percent of architects say that consumers are interested in creating expanded, but sustainable, outdoor living spaces as a property enhancement. People are putting in rainwater catchment and gray water reuse and low-irrigation systems.

The survey also points out signs of strong home improvement from architectural firms in the South and West, which is significant since  these areas historically account for a disparate share of residential building. When it comes to firms in the Northeast and Midwest market, they are faced with older homes and typically slower population growth, therefore they see more investments in remodels and additions. During this past downturn, home improvement activity has held up better than the new residential construction.

Time for New House Plans: Home Prices are Up by 10.9 Percent

Many people have just been waiting for this moment – with house prices now up by 10.9 percent, they can sell their home, find a new house plan on The Plan Collection, and then build a new one before the market increases.  In fact smart consumers already already purchased their property when prices bottomed out over the last several declining years.  According to  &P/Case-Shiller. The company offers an index based on tracking home prices in 20 cities throughout the United States. The largest gain in seven years, home prices in March rose by 10.9% from a year prior.

Interestingly, the same index also showed that all 20 cities had were showing  year-over-year growth for the third month in a row. What has actually led to the recent surges in home prices is the tight inventories and growing demand for housing in the U.S.

Any home that was built before the year 1960 probably had a standard wood floor, which was the standard back then in flooring materials, and lasted more than a century. Then carpets came to be the popular choice, and wood floors began to fade in popularity. But today, wood flooring has made a magnificent comeback and it is all the rage in new home plans.

The homeowner of this decade has a choice  from a variety of different wood grains patterns, and wood lasts for more than a century.  According to industry Wood flooringexperts at the Natural Wood Flooring Association (NWFA) due to positive housing market updates in 2013 the wood flooring industry manufacturers expect prices in 2013 to increase dramatically.

There are multiple reasons why wood flooring is popular again.  Many people have allergies to carpet, dust and mold, so there are health concerns, ease of care and durability. And of course, there are so many fabulous designs and wood species – from the standard oak and pine, to newer pecan, hickory, acacia, walnut and maple wood finishes.

We usually think about picking out the wood species, stain color, style, but it is important for those who are building a new home to not just think about flooring styles but to remember that different choices in wood flooring will require different skills from your wood flooring contractor.  Your flooring will be one of the most important purchases when you build a  home. These are considerations that need to be made during the house planning stages before the actual job begins.

When it comes to style, remember to think about how well the pattern of the flooring matches the room’s color scheme as well as flooring in the other rooms such as a tile floor in the kitchen, or bedroom carpeting. And remember to consider insulation from heat loss, and how well does the flooring muffle sound?

Flooring safety is also a concern, due to children or elderly residents, any smooth surface such as linoleum and timber floors will become slippery when wet, therefore carpeting is best non-slip surface choice.

Why Everybody Wants a Smaller House Now

Due to the changing economic times along with the fact that baby boomers are hitting the marketplace, there is a definite trend in small house plans. Nine out of ten builders report planning or building smaller homes. And 28 percent of Americans that are aged 55 to 59 would prefer a smaller home. Plus there’s growth in single person households to the tune of 28 percent in 2012 compared to only 8 percent in 1940. Also worth mentioning the average rising energy costs has risen from $1,386 for a 2200 square foot home to $2,772 for a home that is 4,440 square feet. And smaller homes are more affordable to build and maintain.

According to the U.S. Census Bureau the average size of a new single family home decreased from 2,438 square feet to 2,377 in 2010 which made designing to maximize space popular. Now small house plans are now measuring 2,500 square feet or less.

It is no surprise that other costs come into play. For instance, energy bills have risen from $1,386 for a 2200 square foot home to $2,772 for a home that is 4,440 square feet. Smaller homes can also cut the building costs in half and the total construction time from a year down to eight weeks.
